ABSTRACT
Urban sprawl is the phenomenon of expanding urban boundaries to areas with a lower degree of urbanization, e.g. neighboring communes. It is a spontaneous, unplanned process. Resulting from the need to provide an appropriate amount of residential development, at a lower price, at an acceptable distance from the city center. This need arises due to the increase in population in the city. New investments, carried out in a hurry, with a focus on profit, contribute to the degradation of the village layout, omitting references to local architectural patterns in contemporary buildings. The infrastructure is not adapted to the needs of rapidly growing villages and housing estates, in particular there is too little road capacity and an insufficient number of recreation and park areas. Housing colonies are being created, deprived of social, recreational and green spaces, with problems with effi-ient access to the workplace and unfavorable conditions for pedestrian access. The number of roads not adapted to the number of inhabitants causes situations in the commune in which the traffic intensity during rush hours is too high. This makes it impossible for res-dents of towns through which main roads run through to join the traffic. The road leading to Poznań collects traffic from the surrounding villages, generating traffic jams and exhaust fumes in the very center of the town, and too narrow or no sidewalks make such a situation a danger for pedestrians, mainly children walking to school. Another problem are investments made in the 1990s and early 2000s, in areas not yet covered by local spatial development plans, which were absorbed as a result of rural development. Situations arise in which their function is completely incompatible with the nature of the area in which they are located. In the center of the village with cultural potential, production plants, ware-houses, construction depots, car mechanic workshops and parking lots were built in the 1990s. Such proximity to a school, church, housing development, in an area located in the center of the village, which has the potential to create a public space, a square, a meeting place for residents, effectively destroys this potential. Public and social space is not only buildings with services such as shopping malls or discount stores. It consists of squares, squares, places for recreation and walks, and in many towns there is a deficit of these spaces. Services in the form of galleries and discount stores are grouped in Skórzewo along the main access road running through the center of the town, being a natural stopping point on the way from work. Parking lots located at the front and located at the most convenient distances from the housing estates do not generate pedestrian traffic. Therefore, these facilities can hardly be called services with city-forming potential. Rather, they are a response only to the living needs of residents, not to their social needs. This form of trade creates a town where car traffic dominates. However, the scale of the village gives you the opportunity to get around on foot and create a "15-minute" town. This would have a positive impact on reducing car traffic, improving the quality of life of residents, and establishing social relationships thanks to visits to markets, squares, places of recreation and relaxation located close to the place of residence, accessible at distances convenient for pedestrians. These situations show the need to create high-quality local development plans with great awareness of the authorities, designers and investors.
