In the upcoming decade, a unique opportunity arises for implementing a sustainable transformation of post-war housing estates. Ongoing demographic shifts create a specific temporal window, urging the implementation of comprehensive regeneration programs. Utilizing the period of intense property emergence on the real estate market, especially due to aging residents, becomes a pivotal element in improving living conditions. This article presents a project based on an agent-based model to support the formulation of guidelines for a comprehensive regeneration program for the Popowice estate in Wrocław. Agent-based modelling (ABM) enables a detailed analysis of socio-demographic processes, offering valuable insights into the dynamics of urban transformations. Simulations indicate a crisis state in Popowice, necessitating immediate action to counteract negative trends. The proposed regeneration program focuses on transforming the housing stock, improving conditions for seniors, and slowing down resident rotation. The article emphasizes the importance of adopting ABM in constructing sustainable regeneration programs for large housing estates, serving as a crucial tool for in-depth analysis and projection of observed trends.
